Charlottefield
Introduction
Set among newly rewilded fields and scattered Scots pine, Charlottefield is a four-bedroom lodge on the western edge of Atholl Estates. Built with traditional stone and slate, and renovated in 2022, the house offers generous open-plan spaces, triple-aspect views, and an uninterrupted outlook across Glen Banvie and beyond to the distant hills.
The interiors are quietly contemporary: large windows, pale wood floors, whitewashed walls, and soft wool throws that nod to the landscape. There’s a country kitchen with range cooker, a long dining table for family meals, and a wood burner in the main lounge that quickly warms the downstairs after a day out walking.
Sleeping up to eight guests in four bedrooms (two kings, one double, one twin), it’s well suited to extended families or two couples with children. Two of the bedrooms are downstairs, alongside a full bathroom, which makes the house a good option for mixed generations.
The garden is large and unfussy, with a fire pit, outdoor seating and space for kids or dogs to run about safely. Trails begin at the gate, including the Banvie Burn path into Glen Tilt. Blair Castle is just a short walk or drive, and guests can enjoy free entry when it’s open.
While peaceful, Charlottefield isn’t isolated. Blair Atholl village is a five-minute drive, and the A9 is close enough for exploring Pitlochry, Cairngorms or beyond. It’s a modern Highland base with room to breathe.



Facilities & Services
Inside, Charlottefield features two bedrooms sleeping up to four guests, with one king bedroom and one twin. There is one full bathroom plus an additional WC, all newly refurbished with modern fittings, good water pressure and plenty of hot water. The kitchen is fully equipped for self-catering with an oven, hob, dishwasher, microwave, fridge-freezer and washing machine. Cooking utensils, crockery and glassware are supplied along with basic condiments, tea, coffee and sugar. A large dining table sits beside the window, while the adjoining living area includes comfortable sofas, a Smart TV and a log-burning stove. A starter basket of logs is provided, with extra wood available locally.Wi-Fi is available throughout the house, and there is an EV charging point beside the driveway. Central heating keeps the property warm year-round, and double glazing ensures quiet evenings indoors. Outside, guests can enjoy a generous garden with a fire pit, outdoor furniture and space for children or dogs to roam. The lodge also has a sheltered, wood-fired outdoor bath that can be heated for evening soaks. Private parking for two vehicles is available directly beside the property.A cot and highchair are offered on request, and up to two well-behaved dogs are welcome for a small fee. Bed linen, towels and toiletries are included, and supermarkets in Pitlochry and Dunkeld deliver directly to the property.
Location
Charlottefield sits within the Tulliemet area of Atholl Estates, just a few minutes from the A9 yet surrounded by peaceful farmland and native woodland. The lodge overlooks the rolling hills of Highland Perthshire, with open views across Glen Fender and towards the distant peaks above Blair Atholl.
Despite its sense of seclusion, the property is well connected. The small village of Ballinluig lies two miles away with a petrol station and café, while Pitlochry and Dunkeld are each around ten to fifteen minutes by car, offering shops, restaurants and rail links. The drive to Blair Castle takes less than ten minutes, and guests can reach Loch Tummel or Queen’s View within half an hour.
Access is via a private estate track suitable for standard vehicles throughout the year. On arrival, guests will find private parking beside the house along with an EV charging point. From the door, walking trails branch into nearby glens and wooded hillsides, making it easy to step straight into nature.
For longer journeys, Edinburgh and Glasgow are around ninety minutes away, while Inverness lies two hours north along the A9. The location is central enough for day trips across Highland Perthshire yet quiet enough to enjoy complete privacy once you return.
Good to know
Access to Charlottefield is along a short private track that branches from the main estate road near Tulliemet. The route is suitable for standard vehicles year-round, though care is needed in winter when surfaces can be icy. Private parking for two cars is provided beside the house, and there is an EV charging point available for guest use.Check-in is self-service from 4pm using a key safe system, and guests are asked to check out by 10am. Full directions and the access code are shared ahead of arrival. The property is managed by the Atholl Estates lodges team, who are contactable throughout your stay for assistance or advice.Wi-Fi is provided free of charge, though mobile reception may vary depending on network. Heating and hot water are supplied by a modern central system, with a wood-burning stove in the lounge for added warmth. A starter supply of logs is included, and more can be arranged locally if required.Bed linen, towels and household essentials are supplied, and supermarkets in Pitlochry and Dunkeld deliver directly to the address. From the threshold, you’re already on the doorstep of nature — glens, woods, burns and trails waiting to be explored. Walks lead down to the River Tummel, into ancient Caledonian oak and birch woodland, or across estate paths opening to moors and lochs like Broom, Ordie and Oisinneach. A short drive takes you to the majestic Blair Castle & Gardens, open seasonally with free guest entry, where formal gardens, Diana’s Grove and the Duchy’s history await. In Blair Atholl village you’ll find a delightfully rustic watermill café, local shops and the cosy Bothy Bar at the Atholl Arms Hotel. North up the A9 lies Pitlochry — about 10 minutes away — with its distilleries (Blair Athol, Edradour), the Pitlochry Dam & Fish Ladder, Festival Theatre, and a host of cafes, galleries and independent shops.
Food lovers will appreciate the nearby House of Bruar: a Highland institution combining a food hall, deli and Scottish crafts, plus woodland paths to the Falls of Bruar beyond. Feeling adventurous? Ballinluig hosts the Nae Limits activity centre (rafting, canyoning, quads), while the dramatic Killiecrankie Gorge and its historic Soldier’s Leap lie just beyond. For something gentler, wander through the Hermitage at Dunkeld, with walks to Ossian’s Hall and waterfalls along the River Braan.
In winter, both Glenshee and Aviemore ski centres are within an hour’s drive. Day by day, your choices range from woodland strolls and wildlife spotting to whisky tasting and adrenaline rushes—before returning home to the glow of Charlottefield’s fire or wood-fired bath.
