Milton of Kincraigie
Introduction
Set in a fold of Glen Fender on the Atholl Estate, this beautifully restored former farmhouse is a tranquil retreat surrounded by heathered hills and grazing Highland cattle. Once little more than a shell, Milton of Kincraigie has been transformed into a stylish two-bedroom lodge with underfloor heating, thick stone walls and large sash windows that flood the rooms with natural light. Antique furniture from Blair Castle adds a traditional feel, but everything inside has been carefully updated – from the deep Belfast sink in the country kitchen to the air-source heating and USB charging points throughout.
From the garden, there are views across the glen and a stone path leading down to the Fender Burn. It’s here that salmon sometimes leap in autumn, and red squirrels flit between trees planted as part of the estate’s rewilding work. Hikes begin right from the door, with trails leading into Glen Tilt and up Beinn a’ Ghlò. On cooler days, the fire pit and log burner provide plenty of warmth.
Dogs and children are both welcome (there’s a cot and highchair on request), and a generous boot room means walkers, cyclists and muddy paws are well catered for. Blair Castle is a five-minute drive, and guests receive free entry during open season. You’ll want a car to get here – the lodge sits at the end of a scenic single-track road – but that’s part of its charm. Once you arrive, there’s not a neighbour in sight.

Facilities & Services
Inside, the lodge features two bedrooms (a super king and a twin that can be zipped to form another super king), a large family bathroom with tub and shower, and a spacious open-plan kitchen with integrated appliances, Belfast sink and banquette dining area. The living room includes a wood-burning stove, Smart TV and double doors leading to a stone patio with outdoor furniture.
The fully equipped kitchen includes an induction hob, electric oven, dishwasher, microwave and fridge-freezer, plus cookware, tableware, and essentials like tea, coffee and sugar. A large boot room houses a washing machine, tumble dryer, iron and ironing board, with ample space for walking gear, bikes or buggies.
Outside, the garden is enclosed and overlooks Glen Fender and the Fender Burn. There’s a fire pit, lawn, and private parking beside the house. An EV charger is available on-site (Type 2), with no additional charge.
Wi-Fi is included, and the lodge has underfloor heating throughout the ground floor powered by an eco-friendly air-source heat pump. Upstairs bedrooms also have electric panel heaters.
Children and dogs are welcome: a cot and highchair are available on request, and up to two dogs can stay (with a small surcharge). The estate provides firewood, kindling, luxury toiletries, cleaning supplies and a welcome guide on arrival.
A self check-in system with key-safe and access code makes arrival straightforward. Guests also enjoy free entry to Blair Castle and Gardens during open season, and can book ranger-led walks or estate activities directly.
Location
Perched on the hillside above Glen Fender, Milton of Kincraigie sits in a quiet corner of the Atholl Estate, just two miles from Blair Atholl village and five miles north of Pitlochry. It’s reached via a scenic single-track road that winds through farmland and newly planted native woodland before arriving at the cottage’s private driveway.
The setting feels remote – with open views across moorland, hills and the Fender Burn below – yet everyday conveniences are close at hand. Guests can stock up on essentials in Blair Atholl’s small shops, visit the House of Bruar food hall 10 minutes away, or drive to Pitlochry for supermarkets, restaurants and cultural attractions.
This part of Highland Perthshire is ideal for outdoor exploration. Walking and cycling trails start from the door, leading into Glen Tilt and up the Munros of Beinn a’ Ghlò, while Blair Castle and Gardens are a five‑minute drive. The A9 is nearby, making travel to Edinburgh, Glasgow or Inverness straightforward, and Blair Atholl has its own train station for those arriving by rail.
The lodge’s location offers the best of both worlds: easy access to services and sights, but with a true sense of space and seclusion once you arrive.
Good to know
Milton of Kincraigie is accessed via a narrow single-track road, paved and well-maintained, with passing places along the way. The final approach is steep in parts but suitable for any standard vehicle. Check-in is self-service from 4pm using a secure key safe, and guests are asked to check out by 10am on departure day.
The lodge has reliable Wi-Fi indoors, though mobile phone signal can be patchy depending on your network. An EV charging point is available beside the cottage, and there’s private parking for two cars. Heating is via underfloor air-source system downstairs, with electric panels in the bedrooms.
A starter supply of logs and kindling is provided for the wood-burning stove and fire pit. Additional firewood can be picked up locally if needed. Essentials such as bed linen, towels, cleaning supplies, and kitchen basics are all included. Supermarket deliveries are available from Tesco, Morrisons and Asda.
Guests travelling with children can request a cot and highchair, though cot bedding is not supplied. Up to two dogs are welcome for a small additional fee, and owners are asked to keep pets off furniture and under control around livestock.
Short breaks are offered year-round, with minimum night stays depending on season. All guests receive complimentary entry to Blair Castle and Gardens during open months, and can book ranger-led walks or seasonal estate activities directly through Atholl Estates.

Blair Castle & Gardens is just five minutes away by car (or a 40-minute walk along estate tracks). Guests receive free entry during open season, which includes access to 30 historical rooms, the walled Hercules Garden, Diana’s Grove and an adventure playground.
Ten minutes north, House of Bruar is a popular stop for food lovers and shoppers alike – combining a Scottish deli and butcher with tweed and cashmere outlets. From here, a short trail leads up to the Falls of Bruar, a scenic woodland walk past waterfalls and stone bridges.
For outdoor pursuits, walking and cycling routes lead directly from the lodge into Glen Tilt and the Beinn a’ Ghlò range. The area is known for red squirrels, deer and salmon – the River Tilt often hosts spawning fish in autumn.
The village of Blair Atholl has a Spar shop, a traditional pub, takeaway fish and chips, and a seasonal tearoom at the Watermill. Pitlochry, 15 minutes south, offers distillery tours (Edradour and Blair Athol), theatre performances, restaurants, and access to the Salmon Ladder and Dam.
Further afield, you’ll find Killiecrankie Gorge, the Highland Fling Bungee, and day trips to the Highland Wildlife Park or Landmark Forest Adventure Park, both about an hour away by car. Whether you’re after heritage, hill walks or Highland wildlife, there’s plenty within easy reach.
