Tucked away in the Highland village of Kingussie, Church Hill House is a Georgian retreat that marries historic charm with quiet luxury. Once part of the Highland Folk Museum, this early 19th-century house has been lovingly restored, with original sash windows, a stone-slate roof and all the character of a traditional Highland home. Step inside and you’re met with deep armchairs, velvet cushions, shelves of whisky, and handwoven tartan blinds. It’s cosy, elegant and unmistakably Scottish.
Upstairs, two en-suite bedrooms come with soaking tubs, crisp linens and views to the Monadhliath hills. Downstairs, the heart of the home is a spacious handmade kitchen with an old pine table at its centre — ideal for slow breakfasts or post-hike suppers. There’s a snug with a wood-burning stove for reading or sipping a dram, and a smart TV in the main sitting room if the weather turns.
But it’s not just the interiors that shine. French doors lead out to a private garden with a covered sitooterie (a traditional Scots shelter for sitting out) where you can stargaze long after dinner. The village is just steps away — with cafés, shops and a butcher’s for supplies — yet nature starts at the end of the street. Hills, lochs, ancient forests and one of the UK’s most dramatic national parks are all within reach.

Church Hill House sleeps 4 across two ensuite bedrooms: one king-size with soaking tub and walk-in shower, and one super-king (convertible to twins) with its own deep bath and shower. There’s a large handmade kitchen with dining table, a snug with wood-burner and whisky collection, a sitting room with smart TV, and underfloor heating throughout the ground floor. Guests also enjoy fast Wi-Fi, a drying room, washer, games, books and secure off-street parking for up to four cars. Outside, the enclosed garden includes a BBQ, dining table and covered sitooterie — perfect for stargazing or morning coffee, rain or shine.
Location
Set in the Cairngorms National Park, Church Hill House is tucked into a quiet street in the village of Kingussie, within walking distance of its shops, pubs and river paths. It’s perfectly placed for exploring both the Speyside region and the Monadhliath mountains, with major sites like Loch Insh, Aviemore and Rothiemurchus Forest just a short drive away. The A9 and Highland railway line run nearby, meaning easy access from Inverness, Edinburgh or Glasgow — with trains and road links just minutes from the door. With wild hills to the west and forested trails to the east, it’s a true Highland crossroads.
Good to know
The house has no ground-floor bedroom, and the staircase may not suit all guests. No pets are allowed, and smoking or vaping is not permitted inside or in the garden. A travel cot and high chair are available on request. The owners live on-site in a separate building and are happy to offer local tips or arrange extras like a whisky tasting. Occasional road noise may be heard from the garden, though it’s minimal. Pack for all weathers — you’re in the Cairngorms after all. Guests arriving by train are a 7-minute walk from the station with direct links to major cities.

From gentle riverside rambles to rugged hill walks, the area around Kingussie is rich in outdoor appeal. Hike up Creag Bheag for mountain views or stroll through Insh Marshes for birdwatching. Families can visit the Highland Folk Museum or the Highland Wildlife Park (both within 10 minutes’ drive), while thrill-seekers can try skiing, biking or paddleboarding nearby. Whisky lovers have Dalwhinnie Distillery 20 minutes away, or can venture north to Speyside’s famous trail.
