Recently renovated from an old estate worker’s home, it keeps its traditional charm while introducing the comforts travellers now expect: big beds, thick curtains, warm lighting, and a kitchen designed for real cooking rather than just heating things up.
Mornings here begin with the first light spilling over the Cairngorm Mountains. Evenings close around the wood-burning stove or, better still, in the wood-fired hot tub out in the garden, where the only sound is the crackle of the fire. The house sleeps six across two king rooms and a twin, all finished in soft Highland tones, with two smart bathrooms – one upstairs with a bath, another downstairs with a walk-in shower.
The enclosed garden frames wide-open views of both the Cairngorms and the Monadhliath hills. It’s a good place for coffee, a barbecue, or a soak under the stars. And though it feels far removed from anywhere, Aviemore’s shops, cafés and outdoor guides are ten minutes away, with Kincraig’s loch and wildlife park even closer.

Park Cottage has been thoughtfully furnished to offer both comfort and character, blending traditional Highland charm with everything you need for a relaxing stay. The living area centres around a wood-burning stove, perfect for curling up beside after a day outdoors. Firewood is provided to get you started, with more available locally.
In the kitchen, you’ll find all the essential appliances, including an electric oven and hob, fridge-freezer, dishwasher and microwave, along with cookware, utensils, crockery and glassware. A welcome selection of tea, coffee and local treats is also supplied to help you settle in.
Bedrooms are made up with crisp linen and cosy duvets, while the bathroom includes towels, hand soap and a starter supply of toiletries. A washing machine and drying rack are available for guest use, ideal after long hikes or wet-weather adventures.
The cottage also has Wi-Fi, a smart TV, and a dining area suited for slow breakfasts or evening meals in. Outdoors, there is private parking and a peaceful garden space with seating, offering views over the surrounding woodland and fields. Secure storage is available for bikes, and well-behaved dogs are welcome with prior agreement.

Park Cottage sits within the Alvie Estate, between the Cairngorm and Monadhliath mountain ranges in the heart of the Scottish Highlands. The cottage overlooks open farmland and distant peaks, offering a true sense of space and privacy while remaining close to key Highland hubs.
It’s around a 10-minute drive south of Aviemore, the area’s main outdoor centre, and only a few minutes from Kincraig, a small village with a pub, café, and the Highland Wildlife Park. The setting makes it easy to explore both the Cairngorms National Park and Speyside, with countless trails, lochs, and forest drives nearby.
Road access is simple via the A9, and Aviemore train station connects directly to Edinburgh, Glasgow, and Inverness. Inverness Airport is roughly an hour away by car, making Park Cottage well positioned for both weekend escapes and longer Highland stays.
Good to know
While the cottage is easy to access by car, guests arriving after dark may want to bring a torch, as the rural setting means outdoor lighting is limited. Check-in and check-out times will be detailed in your booking confirmation.
Inside, you’ll find the cottage warmed by central heating and a wood-burning stove, with a starter supply of logs provided. Additional wood can be purchased locally in Aviemore or from nearby fuel stations. The tap water comes from a private estate supply and is filtered for drinking. Some guests notice a slight difference in taste compared to mains water, but it is perfectly safe.
Recycling and waste bins are located outside. Please follow the local instructions, as collection schedules and sorting guidelines may differ from those in urban areas.
Wildlife is part of daily life here. Red squirrels, roe deer and even the occasional pine marten are frequent visitors. Take extra care when driving on the estate’s narrow roads, especially around dawn and dusk.
For dog owners, it is essential to keep pets under close control, particularly near livestock or during lambing season.
The weather in the Cairngorms can shift quickly. Even in summer, it is best to carry waterproofs and extra layers when heading out. In the colder months, icy or snowy conditions may affect travel. Local weather updates and grit box locations are worth checking before setting off.
Guests are welcome to explore parts of the Alvie Estate on foot, but we ask that you follow signage, avoid restricted areas and always close gates behind you. If visiting during the stalking season or other estate activities, please be aware that some trails may be temporarily inaccessible.

A five-minute drive leads to Highland Wildlife Park, where you can see native and endangered species including red deer, wildcats, and polar bears. The village of Kincraig has a welcoming pub and café, and Aviemore, ten minutes north, brings shops, restaurants, and outdoor outfitters.
Further afield, the Cairngorm Mountain area offers hiking and skiing, while Loch an Eilein and Rothiemurchus Forest are ideal for family walks and photography. History fans can explore Ruthven Barracks near Kingussie or the Highland Folk Museum in Newtonmore — both within easy reach by car.
