The House in the Hill
Introduction
There's room for four here, across two bedrooms, each with a view from the bed. One's a king, the other works as a king or twin. The heart of the place is an open-plan living space with a wood burner and sliding glass doors onto a terrace that faces the hills. Outside, a wood-fired hot tub and a rooftop terrace with views in every direction.
Everything runs off solar and ground-source power, with spring water drawn from a borehole on site. The build used reclaimed wood and recycled metal, and the roof is sown with wildflowers that shift through the seasons. Underfloor heating, a smart TV, Wi-Fi and a local welcome hamper come as standard.
There's a drying room for wet gear and an EV charger you can use when there's surplus power. Jedburgh and its 12th-century abbey sit six miles down the road.

Location
The House in the Hill stands on Swinside Townfoot, a working sheep farm near the village of Oxnam in the south of the Scottish Borders. It's high ground, remote enough to feel properly away from things, yet within 1.5 hours of both Edinburgh and Newcastle. A car is recommended.
Good to know
The house is fully off-grid, running on solar and ground-source power, so guests are asked to be mindful and switch things off when not in use. The EV charger works when there's surplus energy. The hot tub is wood-fired and needs time to heat. Two cots are available for infants on request.
What's nearby
Jedburgh sits six miles down the road, with its 12th-century abbey, Mary Queen of Scots' House and a good spread of shops and cafés. Monteviot's gardens are close by, as is Floors Castle near Kelso. For walkers, there's a circular route straight from the door around Townfoot Hill.
