Inside Clermount Cottage.

Clermount Cottage was built in 1874 for the gamekeeper of the Penicuik Estate in Midlothian, where the Clerk family have lived since 1654. Restored for two, it's hung with art and furniture from Old Penicuik House, and it mixes period character with calm colours. There's a sitting room with a wood-burner, a terracotta kitchen, a super-king bedroom with sweeping views and a roll-top bath. Outside, among old trees and parkland, there's a terrace with an outdoor wood-burner, a Big Green Egg and a cedar hot tub. Dogs are welcome.

Inside Steading.

The Steading was once the hay shed at Eastside farm, and it has been turned into a cottage for four in a peaceful glen of the Pentland Hills. A curving iron staircase rises from the open living room, which has a wood-burning stove and a tiled floor, and the kitchen is painted a cheerful blue with a big farmhouse sink. There are two bedrooms. Outside there's a garden with a fire pit, and a gate into the hills, with long walks from the door.

Penicuik House has won the Rural Property Award at the Scottish Land & Estates Helping it Happen Awards.

The estate turned its 1760 stable block into a place to stay, built by local contractors, and what guests spend there now pays for restoring the landscape round the ruined Palladian house.

It is the old Nether Abbey Hotel on Dirleton Avenue, redone with 12 bedrooms upstairs and a restaurant serving local seafood and Scotch steaks all day.
